Property Description

17 acres of Hardwood Timber in Western Louisa County - Deer - Turkeys - Recreational Still hunting tract or possible cabin/home site

PRICE REDUCED!!
There are plenty of nice bucks in this area that will travel through this piece. Make a food plot in the middle of the tract as a destination.

Peaceful and quiet space with easy access to Charlottesville and Richmond.

This parcel is surrounded by timberland - a managed pine tract to the east and hardwoods to the west. There is a small creek on the eastern side of the tract. See information on the soil report - this tract has very productive soils. Remote and quiet with a deeded access to the property. We have quoted estimates for a road to be built at around $10,000. The seller has reduced the price to allow for this improvement by the buyer. There is a survey on record from 1978. If a newer survey is required it will be the responsibility of the buyer

As the crow flies - you are 5 miles to Interstate 64 - 15 miles to Charlottesville to the west and Lake Anna is 20 miles to the Northeast. Call or info and come take a look.

Louisa County was established in 1742 from Hanover County. The county is named for Princess Louise of Great Britain, youngest daughter of King George II, and wife of King Frederick V of Denmark.[4] Patrick Henry lived for some time in Louisa County on Roundabout Creek in 1764. Henry was being mentored at that time by the Louisa County magnate Thomas Johnson the representative of Louisa County in the House of Burgesses. In 1765, Patrick Henry won his first election to represent Louisa County in the House of Burgesses.

There are more than 35 wineries within a 30-mile radius of Charlottesville as part of the Monticello Wine Trail (named after Jefferson's home). Wines from the Monticello American Viticultural Area are considered the best in the Eastern United States. Part of that award-winning excellence comes from the topography.
